• 10 SIGNS YOU NEED A PROPERTY MANAGER

Everybody wants passive income... Until the tenant calls at midnight. Until the plumbing backs up. Until rent is late. Until vacancies start piling up. Until Fair Housing gets involved.

In this episode, I break down the 10 signs it's time to stop managing your properties yourself and hire a property manager. Because let's be honest if every problem in your portfolio still lands on your desk, you didn't buy an investment... you bought yourself another job.Ā

The goal of real estate isn't to become the maintenance coordinator, rent collector, leasing agent, accountant, and emergency contact.

    The goal is freedom.

    The goal is income.

    The goal is ownership.

    WHAT'S IN THIS EPISODE

    • Why your phone constantly ringing is a red flag

    • How deferred maintenance quietly destroys your profits

    • The true cost of vacant units sitting too long

    • Why rent collection becomes a full-time job

    • The danger of implied contracts with tenants

    • The numbers every serious investor should know

    • How high tenant turnover is costing you money

Most investors think they're saving money by managing everything themselves. But if you're stressed, overwhelmed, missing deals, and spending your days solving tenant problems instead of buying assets...You're not building wealth. You're building another job.

    The real question isn't:

Can you manage your own properties?

    The real question is:

    Should you?

Because every hour spent chasing rent, scheduling repairs, and answering maintenance calls is an hour you're not spending growing your portfolio.

Most people spend their entire lives working for money. What if the goal isn't to work harder?

What if the goal is to make your money work harder than you do?

In this episode, I break down the mindset that completely changed my life:Ā "I invest so I can rest."Ā This isn't about being lazy. It's about creating freedom. Freedom to own your time, freedom to choose how you work, and freedom to stop depending solely on earned income.Ā

    • How to make your money become your employee

    • The mindset shift from earning to owning

    • Why wealthy people focus on assets instead of paychecks

  • DOING IT SCARED AND WITHOUT THE FULL PLAN

When people look at my life today, they see the developments, the real estate portfolio, the businesses, and the success. What they don't see are the seven failed real estate exams.

They don't see the countless drives back and forth to testing centers hoping this would finally be the time I passed. They don't see me trying to figure out how I was going to come up with another $100 just to retake the test. At that point in my life, $100 felt like a mountain.

I remember finally getting my license and thinking everything was about to change. I was convinced I had found the thing that would transform my life overnight.Ā

Then reality hit. My first year in real estate, I made roughly $5,000.

    Not per month.

    Not per deal.

    For the entire year.Ā

I remember sitting there thinking I could have made more money working at McDonald's.

The problem wasn't that real estate didn't work.Ā

    WHAT'S IN THIS EPISODE

    • Why I failed the real estate exam seven times

    • What I learned from making only $5,000 my first year

    • The difference between opportunity and preparation

    • Why your habits determine your future more than your circumstances

    • How faith helped me keep moving when nothing made sense

    KEY LESSON

Your breakthrough isn't waiting on more information. Your breakthrough is waiting on the version of you that's willing to keep moving even when you don't have all the answers.

This episode isn't about fear it's about awareness.

Whether you're a realtor, investor, wholesaler, landlord, or property manager, your safety has to come before every commission check, showing appointment, open house, or deal.

  • THE SECTION 8 TRAP

Most landlords think the biggest risk in real estate is bad tenants… But what if the real danger is saying the wrong thing?

In this episode, I break down the growing number of Fair Housing claims being filed against landlords and investors and why one phone call, one ad, or one inconsistent response could cost you hundreds of thousands of dollars.Ā

This conversation dives into Section 8 questions, discrimination laws, ā€œtesters,ā€ protected classes, and the mistakes landlords make without even realizing it. If you own rental property, this episode is mandatory.

    In this episode, you’ll learn:

    • What Fair Housing laws actually cover

    • Why some landlords are getting trapped by testers

    • The truth about Section 8 discrimination claims

    • What ā€œFresh Cornā€ means in Fair Housing

    • Phrases and ads that can get you sued

    • How inconsistency creates liability

    • Why landlords must use the same standards for everyone

    Real talk:

You don’t have to intend to discriminate to end up in court.

One careless statement can cost you everything.

    Key takeaway:

    Consistency protects you.

The way you treat one applicant must be the way you treat them all.

  • THEIR PROPERTY WAS STOLEN FOR $1

Everybody in real estate is talking about wholesaling…

But nobody is talking about the scams.

In this episode, I expose the dangerous side of unethical wholesaling and how vulnerable homeowners are being manipulated into signing away their properties for pennies—or in some cases, for just $1.

This conversation was inspired by a real story involving an elderly disabled homeowner who unknowingly signed his home away after being told someone was ā€œhelpingā€ him avoid losing the property.Ā

    In this episode, you’ll learn:

    • How wholesaling actually works

    • The difference between ethical and predatory wholesalers

    • Red flags homeowners should NEVER ignore

    • How scammers target elderly and distressed owners

    • Why you should never rush into signing paperwork

    • The importance of attorneys, realtors, and asking questions

    • How to protect your family from real estate scams

    Real talk:

There are ethical investors… and there are predators.

And if you don’t know the difference, you can lose everything.

  • HOW TO LOSE YOUR EQUITY

In this episode, I break down the real, everyday mistakes that quietly destroy property value from deferred maintenance and bad contractors to poor location choices and costly renovation errors.

If you’ve ever said ā€œI’ll fix it laterā€ā€¦ this episode is for you. Everybody talks about how to make money in real estate… But almost nobody talks about how fast you can lose it.

And the truth is—most investors don’t lose equity because of the market…

They lose it because of decisions they didn’t think mattered.

    In this episode, you’ll learn:

    • The #1 silent equity killer investors ignore

    • How small maintenance issues turn into thousands in losses

    • Why location can limit your buyer pool (and your profit)

    • The real cost of bad contractors and poor workmanship

    • How over-customizing and bad layouts hurt resale value

    • What buyers notice immediately when walking your property

Equity doesn’t just grow—it can be slowly drained by the wrong habits. The question is… are you building value or quietly losing it?

  • REAL ESTATE IS NOT A SCAM

In this episode of The Property Challenge Podcast, I had to address something that honestly made me mad… people getting online saying real estate is a scam.

And I’m not gonna sit back and let that narrative go unchecked.

I’ve been in real estate for years. I’ve taken losses, I’ve learned hard lessons, and I’ve built real wealth. So when I hear people say the entire industry is a scam, I already know what the real issue is… it’s not real estate, it’s how they invested.

So in this episode, I’m breaking it all the way down.

We’re talking about why people think real estate doesn’t work, what really went wrong in those situations, and how to make sure you don’t fall into the same trap.

    In this episode, I cover:

    - Why real estate is not a get rich quick game

    - The difference between a bad deal and a bad industry

    - Why people blame real estate instead of taking accountability

    - The common mistakes investors make when they buy wrong

    - The dangers of buying based on hype instead of strategy

    - What you actually need to know before buying your first (or next) property

    - Why preparation—not emotion—is your greatest protection

Let me be very clear about this: Real estate is not a scam. You just bought wrong.

A lot of people were sold the dream… but never taught the strategy. They fell in love with the promise, but weren’t prepared for the process.

And when things didn’t go how they expected, instead of fixing their approach, they blamed the entire industry.

But real estate is just a vehicle.

If you bought wrong, financed wrong, or managed wrong… that’s not the vehicle’s fault.

    That’s the driver.

If this episode helped you shift your perspective, I want you to share it with two to three people who need to hear the truth about real estate.

  • YOUR FIRST REAL ESTATE DEAL

If you are brand new to real estate and feeling intimidated, this episode is for you.

In Episode 52 of The Property Challenge Podcast, I go all the way back to the basics. I’m talking to the person who is about to look at their very first deal and doesn’t even know where to start.

I remember being 21 years ago, broke, on Section 8, overwhelmed, and intimidated by everyone around me who looked successful. I didn’t know what a mortgage was. I didn’t understand liens, encroachments, or even what real estate truly meant.

So in this episode, I break it down step-by-step the way I wish someone had broken it down for me.

    Inside this episode, I cover:

    • Why your first deal will be your hardest deal
    • Why comparison will kill your momentum
    • The importance of choosing ONE strategy (wholesaling, fix and flip, or rentals)
    • A simple breakdown of how wholesaling works
    • How to use the 70% Rule to analyze deals
    • Where to actually find deals (realtors, PropStream, driving for dollars, networking)

One of the most important things I say in this episode:

ā€œYour first deal is you versus you.ā€

The biggest battle isn’t the market. It’s not the numbers. It’s your mindset.

You don’t need a real estate license to get started.

You don’t need to know everything.

You don’t need to be perfect.

    You need a strategy.

    You need a team.

If you’re serious about building wealth through real estate, this episode gives you a beginner’s blueprint you can actually follow.

Drop a comment and tell me:

What strategy are you choosing first — wholesaling, fix and flip, or rentals?

  • HOW TO BUY A FIX AND FLIP WITH THE 70% RULE

If you’ve been watching HGTV thinking you’re about to flip a house and make six figures in 30 days… we need to talk.

In this episode of The Property Challenge Podcast, I break down the real math behind fix and flips — specifically the 70% Rule — and why understanding this formula can save you from overpaying and taking a financial haircut.

When I first started in real estate, nobody handed me formulas. I learned through experience. Now I’m giving you the shortcut so you can make educated decisions instead of emotional ones.

    In this episode, I cover:

    • What ARV (After Repair Value) really means and how to calculate it properly
    • The 70% Rule formula step-by-step
    • How to calculate your Maximum Allowable Offer (MAO)
    • Why your profit is made when you buy — not when you sell
    • The biggest mistakes beginner investors make on flips
    • Why you should never waive due diligence
    • Real costs that eat into your flip profits (realtor fees, closing costs, holding costs, contractor surprises)
    • How to practice analyzing deals so you’re ready when opportunity comes

    The formula is simple:

ARV Ɨ 70% āˆ’ Repairs = Maximum Allowable Offer.

But discipline is what makes it powerful.

Fix and flips are not what TV makes them look like. There are risks, delays, negotiations, and unexpected costs. But when you understand the numbers and respect the process, you protect your profit margin.

If you’re serious about getting started in real estate investing, this episode will give you a practical framework you can use immediately.

Drop a comment and let me know:

Are you analyzing deals yet? What market are you investing in?

  • THE POWER OF CONSISTENCY CELEBRATING 50 EPISODES

    Episode 50.

    I can’t even believe I’m saying that.

In this milestone episode of The Property Challenge Podcast, I reflect on what 50 weeks of showing up has taught me about business, obedience, comparison, and consistency.

When I started, I didn’t have everything figured out. I didn’t have a big production team. I didn’t even fully understand where this podcast would go.

    But I kept showing up.

In this episode, I talk about:

    • Why consistency beats perfection
    • How obedience matters even when you don’t see the full picture
    • The trap of comparison in entrepreneurship
    • Why small audiences still matter
    • How reps build confidence over time

If you’re building something right now — a business, a brand, a real estate portfolio — I want this episode to encourage you.

    Growth compounds.

    Reps matter.

And you don’t need perfect to get started.

Thank you for rocking with me for 50 episodes. We’re just getting started.

  • HOW TO AVOID THE 5 BIGGEST MISTAKES NEW REAL ESTATE INVESTORS MAKE

In this episode of The Property Challenge Podcast, I’m breaking down the five biggest mistakes I see new real estate investors make — and I’ve made some of these myself.

If you’re just getting started, or you’ve been thinking about investing for a while, this episode is going to challenge your mindset.

    I talk about:

    • Why waiting on the ā€œperfectā€ deal is delaying your progress
    • The importance of knowing your market (ARV, rent comps, location)
    • Why fear of rejection stops people from making offers
    • How trying to do everything alone slows your growth
    • And why quitting too soon costs more than any bad deal

I truly believe confidence comes after action — not before it. If you’ve been sitting on the sidelines, this is your sign to get in the game.

    Make the offer.

    Learn your market.

    Build your team.

    Stay consistent.

  • HOW TO AVOID REAL ESTATE LIENS

You can finish a rehab, have a buyer ready, and still not be able to close.

In Episode 48, I break down one of the most overlooked but dangerous parts of real estate investing:Ā lien waivers.

This is not a sexy topic—but it’s a necessary one.

    In this episode, you’ll learn:

    • What a mechanic’s lien is and how it stops closings
    • Why paying your contractor does NOT guarantee your property is protected
    • The four lien waivers every investor must understand
    • How subcontractors can lien your property without ever speaking to you
    • How to protect your title, timeline, and profit before closing day

This episode is about risk management—not hype.

    Quote from the episode:

ā€œYou don’t lose deals on the rehab. You lose them on the paperwork you ignored.ā€

If you want clean exits and no closing surprises, this episode is required listening.

  • HOW TO AVOID CONTRACTOR FRAUD

Most investors don’t lose money because of bad deals.

They lose money because they pay contractors the wrong way.

In Episode 47, I break down exactly how I structure contractor payments so I don’t get played, pressured, or scammed.

This episode is strictly educational and covers:

    • Why signing a contract isĀ 0% completeĀ (and deserves $0)
    • How draw schedules protect your budget and your leverage
    • What ā€œverified progressā€ actually looks like on a rehab
    • Why paying 30–50% upfront puts YOU at risk, not the contractor
    • How to replace a contractor mid-project without blowing the deal

If you’re rehabbing properties—or planning to—this episode will save you money, stress, and hard lessons.

    Quote from the episode:

ā€œIf I pay you before the work is done, I’m funding your excuses.ā€
