Q&A - Will I get the same price for my house if I wait and sell it next hear?

Right now we should all be in preparation mode to make it through the impending recession. We don&#39;t know exactly when it will start, or if we are already in it, but we know it is coming! If you start preparing once the recession hits, I&#39;m sorry to tell you it&#39;ll be too late. The time is not to start evaluating your business so you can be one of the few that make it through. The typical recession can last anywhere from 12-24 months so you can start now by closing as many deals as you can and saving money in your emergency fund. As we know, real estate and housing will always be a necessity which means being a realtor will be essential. No matter what state of the economy we fall in, people will always need to buy and sell real estate. We saw a perfect example of this during the pandemic when most states were in lockdown. However, we had the most robust selling seasons I can remember. The way you can prepare your business to withstand the recession is to make sure you have a steady flow of incoming leads. You know you won&#39;t be able to close every lead that comes in, but based on your personal conversion rate, you should be able to close a few. We will talk about conversion rates another day. It is recommended you have at minimum 3 lead sources and at best 5 sources that consistently feed new leads to your database every day. If you look at the most successful realtors, most have at least 3-5 lead sources. If you are only depending on one source, you probably have a lot of inconsistencies in your business. Such as, not having a closing every month! In this episode, I give you 5 examples of lead sources you can begin to implement into your business right now. The goal is to grow your lead pillars to at least 3. If you only have 1 right now, focus on adding another until you have a minimum of 3. If you have too many, analyze your lead pillars to determine if they are actually driving any leads to your database and more importantly are closing those leads. Let&#39;s work on getting consistency in our business and building our people so we can continue to work through the recession and capture the people who will need to buy and sell real estate, even through a recession. How does the saying go, Freedom Ain’t Free! There is always a cost that comes with freeing yourself from your business. When you start your business, it will require a lot of sweat equity to get it off the ground. This allows you the time to learn your business, understand the ebbs and flows, and create effective systems that work. In the beginning, when you first become a realtor, you will have to put in a lot of time to grow and build trust in your community. Once you have created a name for yourself, it’s time to transition and start removing yourself slowly from the day-to-day activities of your business. To grow you, gotta let go! Delegating tasks can be so difficult at first. But if you really want to get your time back, it is something you will have to get used to. I promise, once you find the right people to fill the right positions, it will feel great to be able to focus on the things that you enjoy doing in the business while also gaining time back to do the things you want to do. You can enjoy freedom and the glamourous life you see some real estate agents enjoy on television. But remember, they have a whole team around them that does a lot of the heavy lifting for them so they can do the fun stuff like going on listing appointments, choosing the clients they want to work with, and showing up to closing with a beautiful gift for their client. Realtors I know times are getting tough, not only for your clients but also for you and your sales. If you do not have ANY sales or you are not happy with your sales stats... You may have one of these 3 issues 👇🏽 1. Prospecting Problem2. Conversion Problem3. Follow-up Problem Your whole sales process starts with your ability to prospect and lead generate. You can&#39;t have sales without leads coming in your front door. Oftentimes, the problem with low sales is the lack of fresh new leads entering your database. Check out episode 18 where I go in depth about having 3-5 lead pillars. Now if you have the leads coming in but you are still not closing, then you may have a conversion problem. In this episode I will show you how to calculate your conversion rate and give suggestions on how to improve so you convert more. If you tweak your systems and now you have the lead but they are flying out the back door, you may have a follow up problem. If this is you, you are not alone. Many agents have a poor follow up system and they lose many of the opportunities to convert leads in the long run because they are only focusing on the short plays. Improving your follow up system will help you to build a pipeline of people who will need your services at a later time.
