• Is Your Rental Portfolio Running Your Day?

EPISODE 600: If you open your phone to check one thing and your best hours disappear before you have even started, you are not bad at time management. You are stuck in reactive mode. And for real estate investors, that pattern has a very real cost.

In this minisode of The Real Estate InvestHER Podcast, I'm walking you through one of the most common and costly patterns I see women investors fall into: letting the business run your day instead of the other way around.

Reactive time does not announce itself. It starts with one message, one email, one quick question, one issue. And before you know it, the work that actually matters has not moved. Again.

I break down exactly what reactive time looks like for a real estate investor, why the most capable and driven women are often the most susceptible to it, and three practical steps to shift into intentional time instead. I also share the Done by One methodology, a simple daily strategy to protect your mornings for planning, decisions, and deep work so that your most important work actually gets done before the day starts making demands. And I walk you through my personal State of the Union practice, a weekly reset I use every Saturday morning to get honest with myself about what is working and what is not in both my personal and professional life.

    In this episode, you'll learn:

➡️ What reactive time actually is and how to spot when it is running your day

➡️ The honest question to ask yourself about who is actually in charge of your schedule

➡️ Three steps to shift from reactive to intentional starting tomorrow

➡️ Why most women investors cancel on themselves and how to stop

➡️ The Done by One methodology and how to use it starting this week

➡️ How to run a State of the Union meeting with yourself every week

➡️ One action step you can take as a result of this episode

If you have ever looked up at noon and realized the work that matters has not moved, this episode is for you.

  • Sandy Lee | Short-Term Rentals: How to Know If the Numbers Work

EPISODE 599: A short-term rental can look like a home run on a spreadsheet and still fail in real life. In today's market, building your strategy around best-case assumptions is one of the fastest ways to lose money.

So what does it actually take to know if a deal is worth buying?

In this episode of The Real Estate InvestHER Podcast, Liz sits down with Sandy Lee, a former corporate engineer who spent 30 years in engineering and construction and led the private equity arm of her firm. At 52, Sandy bought her first short-term rental, a four-bedroom ski condo in Steamboat, Colorado, for $1.3 million. That first property now cash flows around $5,000 a month. She went on to build a portfolio of short-term rentals across four states and retired two years later.

Sandy's approach to evaluating deals comes directly from her private equity background: instead of analyzing a snapshot in time, she builds a financial model that looks out 10 to 15 years. She factors in cash flow, appreciation, and mortgage paydown to calculate a true annualized return she can compare directly to stock market performance. Her returns range from the low teens to the mid-30s percent, on an annualized basis.

But the numbers are only part of the story. Sandy looks for what she calls the "special sauce," something specific happening in a market over the next few years that will push appreciation and demand in the right direction. With Steamboat, it was Aspen's acquisition of the resort, plans for a new gondola, and tightening regulations that reduced supply. She bought when the deal was only breaking even, knowing what was coming.

She also breaks down the operational side: the tech stack that cost her $125 a month and tripled her revenue, how she approaches regulations in every new market, and why she makes sure every property she buys would still cover its mortgage as a long-term rental, no matter what.

    In this episode, you'll learn:

➡️ Why the numbers alone will not tell you if a deal is worth buying

➡️ How to spot the market "special sauce" that drives long-term growth

➡️ The private equity financial model Sandy uses to evaluate every deal

➡️ Why annualized return is the number that actually matters

➡️ How to think in 10 to 15-year windows instead of snapshots

➡️ The $125/month tech stack that tripled Sandy's revenue

➡️ How to research STR regulations before you commit to a market

  • How to Avoid This CEO Triangle Trap That Every Real Estate Investor Falls Into

EPISODE 598: Why can’t real estate investors stop doing EVERYTHING, even with a team?

You did what everyone told you to do. You hired people. You brought in support. And somehow, you have less time than before.

If that sounds familiar, you are probably caught in what I call the CEO Triangle Trap.

In this minisode of The Real Estate InvestHER Podcast, I'm walking you through three stages that keep real estate investors stuck doing instead of leading, and exactly how to move through each one.

The triangle has three points: the Doer, the Luxury Doer, and True Leadership. Most investors spend years bouncing between the first two without realizing it, and the shift from one to the next is not about systems or delegation. It is about identity.

At the Doer stage, you are the business. You research, execute, follow up, and close. You know the business better than anyone, and that is exactly why you cannot let go. The root cause here is trust, and the real cost is that every hour you spend doing is an hour you are not spending acquiring, scaling, or thinking strategically.

At the Luxury Doer stage, you hired people, but instead of buying your time back, you became the dispatcher. You are telling everyone what to do, saving them when they struggle, and double-checking every outcome. It looks like leadership from the outside, but it is not. Your overhead went up, and your freedom did not.

True Leadership is the stage where you stop being the one with all the answers and start being the one who develops people who find their own answers. I share the exact frameworks to get there, including the escalation ladder and the 1-3-1 framework, so your team learns to bring you options instead of problems.

    In this episode, you'll learn:

    • The three stages of the CEO Triangle Trap and how to identify which one you're in
    • Why hiring people doesn't automatically give you your time back
    • The root cause behind each stage of the trap
    • How to shift from managing tasks to developing independent thinkers
    • The escalation ladder that teaches your team to solve problems without you
    • The 1-3-1 framework and how to use it with one person on your team this week
    • Why scaling past your own capacity requires an identity shift, not just better systems

Your ceiling as a leader cannot become your business's ceiling. This episode will show you how to break through it.

  • Palak Shah | How to Build a Rental Portfolio That Doesn't Depend on You

EPISODE 597: More doors does not automatically mean more freedom. For a lot of investors, scaling a rental portfolio just means creating a bigger, more demanding job with more moving parts and no way out.

So what does it actually take to build a rental portfolio that runs without you at the center of every decision?

In this episode of The Real Estate InvestHER Podcast, Liz sits down with Palak Shah, co-founder of Open Spaces, best-selling author, and real estate investing strategist known for helping high-achieving professionals build multimillion-dollar, systemized rental portfolios without construction, burnout, or hustle. Her BiggerPockets podcast episode outperformed Matthew McConaughey's that year, she has been featured in Business Insider, and she reaches over 120K followers on Instagram where she shares insights on building wealth with intention.

After a 17-year corporate engineering career, everything changed in a single moment. Sitting in her office pumping milk for her newborn after being told her commute would increase, Palak asked herself a question she could not shake: "I followed the rules. I did everything right. Why does this feel so misaligned?"

That moment sent her down a different path. Today, Palak and her husband run a $10 million-plus rental portfolio and multiple seven-figure businesses in just three to five hours a week, using their proprietary SCALE Strategy.

Palak walks through the leadership and systems shift that made it possible, starting with a reframe most investors miss: you are not just acquiring properties, you are building a company, and your job as CEO is not to patch drywall or save $20 here and there. It is to grow the portfolio and develop the skills that allow you to scale it.

She introduces the SCALE framework, her modernized approach built on top of the BRRRR strategy, breaking down each letter and the specific systems behind it. She also shares the moment she realized that the real lever in her business was not her systems or her deals. It was how she showed up for her team, and what happened when she finally learned to get out of her own way.

    In this episode, you'll learn:

➡️ Why scaling your rental portfolio does not automatically create the freedom you were after

➡️ The CEO mindset shift that separates investors who grind from those who build

➡️ Why letting go of some profitability is actually what unlocks scalability

➡️ The SCALE framework and how it modernizes the BRRRR strategy for the real world

➡️ Why the 5 to 8 property mark is where the real leadership work begins

➡️ How working on yourself is the most powerful thing you can do for your team

➡️ A simple weekly practice to step out of the day-to-day and think like an owner

If your rental portfolio feels like another job, this episode will show you exactly what to change.

  • Tallulah Le Merle | AI for Investors: What's Real, What's Hype, and How to Use It

EPISODE 596: AI is moving fast and for most women investors, it feels like one more thing to figure out, on top of deals, decisions, and everything else already on your plate.

But here is what most are getting wrong: you do not need to become an AI expert to benefit from it. You need a clear framework for where it actually helps and where it does not. And that is exactly what this conversation delivers.

In this episode of The Real Estate InvestHER Podcast, Liz sits down with Tallulah Le Merle, AI investment strategist and founder of The Case for Hope, to cut through the fear and noise around artificial intelligence and explore what it actually means for women investors right now.

Tallulah brings a perspective that is both grounded and expansive. She traces the evolution of AI from a decades-old technology to today's era of unprecedented compute power and capital flooding the space, and explains why the speed of that growth is making it harder, not easier, for most investors to be discerning. She also addresses the fear head-on: why it is valid, what the real risks are, and how to hold both the opportunity and the uncertainty at the same time.

The conversation moves into deeply practical territory. Liz and Tallulah explore how women investors can use AI to take low-value tasks off their plates, starting with a simple question: what brings you the least joy? Tallulah explains why that is the right place to start, and how the bar has never been lower for individuals to build AI-assisted workflows, whether for email, research, market analysis, or day-to-day portfolio management.

But the most surprising part of the conversation may be Tallulah's conviction that AI, rather than replacing human connection, has the potential to restore it. In a world where so much of how we work and live has become transactional and screen-based, she makes the case that the skills coming at a premium in an AI-powered future are distinctly human: empathy, intuition, relational intelligence, creativity, and community. And for women who have historically been told those are soft skills, that shift matters.

    In this episode, you'll learn:

➡️ What investors are getting wrong about AI right now

➡️ How to use AI tools safely without exposing sensitive financial data

➡️ Why you must trust but verify everything AI tells you

➡️ How to identify which tasks to hand off to AI first

➡️ What skills will come at a premium in an AI-powered future

➡️ Why AI will not replace community and what it might restore instead

➡️ How the wealth transfer and the rise of AI intersect for women investors

This is not a conversation about becoming an AI expert. It is about using the right tools to get your time back, make better decisions, and build wealth on your own terms.

  • Daniella Devine | How to Analyze Commercial Real Estate Beyond the Property

EPISODE 595: Why Every Commercial Property Should Have Three Plays

Most investors analyze a property by looking at the numbers.

The rents. The expenses. The cap rate.

But what if the biggest opportunity, or the biggest risk, has nothing to do with the building itself?

In this episode of The Real Estate InvestHER Podcast, Liz and Andresa sit down with commercial real estate broker and former planning commissioner Daniella Devine to explore a completely different way of evaluating commercial real estate opportunities.

Daniella shares the story of losing $70,000 on what appeared to be a great midterm rental deal in Bend, Oregon. The property checked all the boxes. The numbers worked. The demand was there.

What she missed was what was happening around the property.

That experience transformed how she evaluates every deal and led her to one of her core investing principles:

Never look for one play on a parcel. Look for three.

Throughout the conversation, Daniella breaks down how investors can move beyond surface-level analysis and begin evaluating the full potential—and hidden risks—of a property by understanding zoning, city planning, surrounding development, and market voids.

She explains why the cap rate is only the beginning of the conversation, how to identify opportunities others overlook, and why understanding highest and best use can dramatically change the value of a deal.

The discussion also explores one of the biggest shifts happening in today's market: the wave of baby boomer-owned commercial properties changing hands and the opportunities available to investors who prioritize relationships over transactions.

And for those who believe commercial real estate is only for seasoned investors with large residential portfolios, Daniella offers a perspective that may completely change how you think about getting started.

    In This Episode, You'll Learn:

➡️ Why analyzing the parcel matters just as much as analyzing the property

➡️ The costly lesson behind Daniella's $70,000 loss

➡️ Why every property should have at least three potential plays

➡️ How zoning research can uncover hidden opportunities and risks

➡️ What a voids analysis is and how it can help you identify underserved markets

➡️ Why the cap rate is only the starting point, not the strategy

➡️ How to evaluate highest and best use across different asset classes

➡️ What the coming generational transfer of commercial real estate could mean for investors

➡️ Why you do not need residential experience before investing in commercial real estate

Whether you're actively investing in commercial real estate or simply want a smarter framework for evaluating opportunities, this episode will change the way you look at properties, parcels, and the markets around them.

  • Mel Dorman | How Seller Financing Helps Women Build Wealth Without Banks

EPISODE 594: What If You Didn't Need a Bank to Buy Real Estate?

Most real estate investors have been taught there is only one way to finance a deal:

Go to the bank. Qualify for a loan. Accept whatever terms they offer.

But what if that's not your only option?

In this episode of The Real Estate InvestHER Podcast, Liz Faircloth and Andresa Guidelli sit down with seller financing expert and author Mel Dorman to explore a strategy that has helped investors acquire properties without relying solely on traditional lenders.

If you've ever been turned down by a bank, felt stuck because of rising interest rates, or watched a deal fall apart over financing, this conversation may completely change how you think about what's possible.

Mel shares why seller financing is not only legal and accessible, but often simpler than investors have been led to believe. She explains how decades of conditioning have taught us to rely on institutions for capital, even though real estate transactions were conducted directly between buyers and sellers long before banks became the default.

The conversation goes beyond deal structure and into something bigger: the historic wealth transfer currently underway in America and why women have a unique opportunity to understand, leverage, and participate in new ways of creating wealth.

You'll also learn how to identify strong seller-financing opportunities, the four key negotiation levers available in every deal, and how to approach conversations with sellers in a way that builds trust rather than pressure.

Whether you're an experienced investor looking for creative financing options or you're just beginning your investing journey, this episode will expand what's possible in today's market.

    In this episode, you'll learn:

➡️ Why seller financing is often simpler than most investors think

➡️ How traditional financing has shaped the way investors view real estate opportunities

➡️ The connection between seller financing, microfinance, and person-to-person lending

➡️ Why the largest wealth transfer in history creates unique opportunities for women investors

➡️ The green flags that signal a strong seller-financing candidate

➡️ The four negotiation levers every investor should understand:

    • Price
    • Down Payment
    • Interest Rate
    • Loan Term

➡️ How to have seller-financing conversations that create trust and win-win outcomes

➡️ Common misconceptions that prevent investors from pursuing creative financing strategies

This is not just a financing strategy. It is a relationship-driven approach to building wealth that creates genuine wins for both sides of the deal.

  • Three Signs You've Outgrown Your Real Estate Network

EPISODE 593: What if your next level in real estate does not require another strategy? What if it requires a different room?

At a certain point in your investing journey, the questions change. It is no longer just about how to buy the next property. It becomes about how to grow without everything depending on you. And the network that helped you get started, the groups, the rooms, the people, may no longer be the network that gets you where you are trying to go.

If you have ever felt like the conversations around you no longer match where you are headed, or found yourself always being the one giving advice and quietly wondering who is actually helping you grow, this episode will give you a clear framework to answer that question.

In this episode of The Real Estate InvestHER Podcast, Liz walks through three signals that your current network may no longer match the growth you are looking to achieve, and what to do about it. She calls these shifts awareness, alignment, and access.

She shares a story from her own investing journey, a moment at a local real estate networking group that made her honestly ask whether she had outgrown the room she had been showing up to for years. That moment of awareness became a turning point, not only in her network, but in how she thought about growth altogether.

Liz also unpacks what alignment really means when it comes to the people around you, why the peers and mentors who helped you reach this level may not be the ones who will help you grow to the next one, and how access to the right room can take your blinders off and show you possibilities you could not see on your own.

    In this episode, you'll learn:

➡️ Three signals that your current network may no longer match your growth

➡️ How to recognize when you have outgrown a room without judging the people in it

➡️ Why alignment matters more than loyalty to where you have been

➡️ What to look for when identifying the community that will stretch you

➡️ Why growing alone is one of the most common ways driven women slow their own progress

Your network is not only a support system, it’s a mirror. And if it is only reflecting back where you have already been, it may be time to find a new room.

  • How to Know If a Real Estate Investment Is Right for You

EPISODE 592: How do you know if a real estate investment is actually right for you?

With so many real estate investing options available today, from short-term rentals and multifamily properties to passive syndications and new construction projects, it is easy to feel overwhelmed by the number of opportunities available. Many investors either stay on the sidelines too long or move forward with the wrong deal simply because they lack a clear framework for making investment decisions.

If you have ever wondered whether now is the right time to invest, which real estate investment strategy aligns with your goals, or why a deal that looks great on paper still does not feel right, this episode will help you cut through the noise and invest with greater clarity.

In this episode of The Real Estate InvestHER Podcast, Liz introduces the YOU Factor Framework, a five-part filter designed to help real estate investors evaluate opportunities based on their own goals, priorities, and season of life rather than market trends or outside opinions.

Liz breaks down the key factors every investor should consider before saying yes to a deal, including time, control, financial needs, diversification, and experience. She explains why the same real estate investment can be exactly right for one investor and completely wrong for another, and why understanding your own needs is essential to building a successful real estate portfolio.

Drawing from more than two decades of investing experience, Liz shares how her own investment strategy has evolved over time. What made sense in her twenties looks very different from the opportunities she prioritizes today, highlighting an important truth: there is no one-size-fits-all approach to real estate investing.

She also addresses a common challenge she sees among women real estate investors: undervaluing the professional and personal experience they already bring to the table. Skills like leadership, project management, financial analysis, and decision-making are often some of the most valuable assets an investor can have.

Whether you are focused on active investing, passive investing, or simply making more intentional investment decisions, this episode will help you identify the opportunities that best align with your goals and build a strategy that works for your life today.

    In this episode, you'll learn:

➡️ Why most investors are short on clarity, not opportunity

➡️ How to evaluate the time demands of any investment

➡️ What level of control actually fits the season you are in

➡️ How to identify what you need an investment to do for you financially

➡️ Why diversification is about managing exposure, not just spreading money

➡️ How to honestly assess your experience and gaps before saying yes

This framework is not about finding the perfect deal. It is about finding the right deal for you, in the season you are in, and moving forward with confidence.

  • The Real Estate Skill AI Will Never Replace

EPISODE 591: If you have been leaning on AI for more of your decisions and noticing your relationships, instincts, or in-person conversations slipping in the process, this episode will help you recalibrate before that gap costs you a deal, a partner, or a level of growth you cannot get back.

In this episode of The Real Estate InvestHER Podcast, Liz and Andresa unpack how AI is reshaping networking and communication for real estate investors, where investors are quietly over-relying on technology, and why relational intelligence may become one of the most valuable skills moving forward.

Liz shares how she is using AI throughout the process of building her first luxury spec home, from researching finishes and preparing questions for her attorney to vetting design concepts and pressure-testing ideas. At the same time, she explains why trusted mentors, experienced investors, and walking other builders' projects in person have been just as critical to her decision-making.

Together, Liz and Andresa break down the growing risks of AI-generated communication that strips away your voice, why "trust but verify" needs to be the rule with every output, and how body language, tone, and intuition still reveal what an email never will. They also explore why some investors keep showing up to the same comfortable rooms instead of the rooms that would actually stretch them, and how proximity to high-level conversations can accelerate your investing journey in a way no AI tool can replicate.

    In this episode, you'll learn:

    • Why "trust but verify" is the most important rule when using AI
    • The communication mistake that makes investors sound canned and lazy
    • Why face-to-face conversations still drive the biggest deals
    • How relational intelligence helps you spot what AI never can
    • How to identify the rooms that will actually stretch your thinking

This conversation is a reminder that as technology continues to evolve, the investors who win in the long term will not be the ones with the best tools. They will be the ones with the strongest relationships, the sharpest judgment, and the courage to keep showing up in the rooms that matter.

  • Why Smart Women Still Struggle With Confidence in Real Estate Investing

EPISODE 590: How do women build confidence as real estate investors?

So many women are waiting to feel fully confident before making a move in their investing journey. They spend months researching, overthinking, and second-guessing themselves, trying to eliminate every possible risk before taking the next step. From the outside, it looks like preparation. From the inside, it feels like a wall they cannot quite break through.

If you have ever felt stuck between wanting to grow and feeling afraid to move forward, this episode will help you understand why hesitation is not a sign that you are incapable. It may simply mean you are expecting confidence to arrive before experience, instead of because of it.

In this episode of The Real Estate InvestHER Podcast, Liz and Andresa break down the psychology behind confidence, why women consistently underestimate their capabilities in investing, and how to start building confidence through small, strategic actions instead of waiting until you "feel ready."

They unpack the difference between competence and confidence, explain how different personality types build confidence in different ways, and share why taking micro actions is often the fastest way to create momentum. Through personal stories and real investing examples, they walk through how confidence grows when you break big projects into smaller phases, gather the right support system, and allow yourself to learn as you go.

They also explore the importance of community and why having experienced investors around you can help regulate fear, reduce overwhelm, and give you the courage to make better decisions. Whether you are buying your first property, navigating a difficult situation, or stepping into a completely new investment strategy, this episode is a reminder that confidence is a skill, not a personality trait.

    In this episode, you'll learn:

    • Why confidence is built through action, not before it
    • How to tell the difference between competence and confidence in investing
    • Why women often underestimate their investing abilities
    • How small, micro actions create momentum and decisive growth
    • Why evidence from past success matters when making investing decisions
    • How to "borrow confidence" from experienced investors who have done it before

This conversation is a powerful reminder that you do not need to feel fearless before taking the next step. You simply need to start moving.

  • The Hidden Reason High-Achieving Women Don’t Feel Financially Free

EPISODE 589: Why do so many successful women still feel unfulfilled, even after achieving their goals?

So many women in real estate are doing everything "right" on paper. They are building portfolios, closing deals, and hitting milestones, yet something still feels misaligned. The success looks great from the outside, but on the inside it feels heavy, scattered, or strangely empty.

If you have been quietly wondering why your wins are not landing the way you thought they would, or why "more" keeps feeling like the answer even when it never quite is, this episode will help you reconnect with the version of success that actually belongs to you.

In this episode of The Real Estate InvestHER Podcast, Liz and Andresa dive into the deeper reason behind that disconnect and challenge the traditional definition of success that so many women have unknowingly adopted along the way.

They unpack how early exposure to investing often comes with a predefined blueprint, buy more doors, scale faster, and keep pushing without ever stopping to ask what success actually looks like on your own terms. As a result, many high-achieving women find themselves chasing goals that were never truly theirs, which leads to burnout, frustration, and a quiet sense of misalignment that is hard to name.

Through honest reflection and real-life examples, Liz and Andresa explore how to redefine success based on your current season of life, how to measure fulfillment through the journey rather than only the result, and how to reconnect with your own internal compass. They also break down the importance of debriefing what is working, identifying the root cause of challenges instead of defaulting to blame, and creating systems and rhythms that protect both your financial and your time freedom.

    In this episode, you'll learn:

    • Why traditional definitions of success often lead to burnout and misalignment
    • How to tell the difference between external achievement and internal fulfillment
    • Why celebrating wins and debriefing your projects is critical for long-term growth
    • How recurring communication and clear systems quietly compound success
    • How to move from overwhelm to intentional, focused action in your investing
    • How to define financial freedom and design your business around it, not the other way around

This conversation is a powerful invitation to pause, reassess, and intentionally design a business and a life that actually feels aligned.

EPISODE 588: Every real estate investor wants to make the right move. The reality is, there are no perfect decisions. What matters most is the framework behind them.

Without a clear decision-making framework, hesitation, overthinking, and waiting for certainty can quietly become the most expensive patterns in your business, often costing more than a bad deal.

If you’ve been sitting on a decision, second-guessing your next move, or delaying action while waiting for clarity, this episode will help you shift how you approach decision-making in today’s market.

In this episode of The Real Estate InvestHER Podcast, Liz and Andresa sit down with Alecia St. Germain, investor and coach to over 10,000 entrepreneurs, to explore the psychology and strategy behind confident decisions.

Alecia shares how early missed opportunities, driven by limited financial clarity and underdeveloped leadership skills, shaped her approach to business and investing. As she strengthened her understanding of cash flow, long-term planning, and team leadership, her ability to make strategic decisions evolved, along with her results.

Together, they unpack how your relationship with money, your environment, and your internal beliefs directly influence the decisions you make or avoid.

They also explore the Great Wealth Transfer, the current economic landscape, and why this moment presents a significant opportunity to build long-term wealth for those willing to act with intention.

    In this episode, you'll learn:

    • How your relationship with money is quietly shaping your growth

    • How to evaluate cost versus value when investing in yourself
    • Why this market presents a unique window to build generational wealth

  • Erin Bradley | How to Grow in Real Estate Without Burning Out

EPISODE 587: Why do so many successful investors feel overwhelmed while growing their businesses?

Growing a real estate business can create freedom, and it can also create complexity. More decisions, more responsibilities, and more demands on your time. At a certain point, growth can start to feel heavy instead of energizing.

If you have been growing your real estate business but find yourself stretched thin, stuck in the weeds, or doing the work only you can do on top of everything else, this episode will help you reclaim your time and energy with intention.

In this episode of The Real Estate InvestHER Podcast, Liz sits down with Erin Bradley, entrepreneur, and author of Pursuing Freedom, to explore why so many high-performing women end up exhausted while trying to grow.

Erin shares her journey from financial hardship during the 2008 market crash to building a thriving business, only to realize that growth without support can become another form of burnout. Together, Liz and Erin unpack how to move from doing everything yourself to building a business designed for sustainability.

They dive into the mindset patterns that keep women stuck in overwhelm, the practical steps to reclaim time and energy, and how to scale sustainably without sacrificing freedom, presence, or peace.

    In this episode, you'll learn:

    • The early signs you are carrying too much on your own
    • Why women are conditioned to tie their worth to productivity
    • How to identify and outsource your biggest energy leaks
    • The true cost of doing low-value work as a high-level entrepreneur
    • How to shift from working in your business to working on it

This conversation offers a powerful reframe: sustainable growth is not about doing more. It is about doing what matters most, building leverage, and creating a business that supports your life.

  • Anna Lecat | How to Manage Conflict with Business Partners and Teams

EPISODE 586: Conflict is often treated as something to avoid, manage quickly, or move past altogether. But in real estate, your ability to navigate hard conversations with partners, contractors, capital partners, and even at home is often what determines whether a deal holds together or quietly falls apart.

If you’re growing your business but still find that difficult conversations throw you off, this episode will shift how you approach them.

In this episode of The Real Estate InvestHER Podcast, Andresa sits down with Anna Lecat, conflict and communication expert and author of Loving Conflict: Creating Collaboration Where Others See Division, to explore how to handle conflict in a way that builds trust instead of breaking it.

Anna reframes conflict as an opportunity for deeper connection, clarity, and alignment, both in business and in life. Drawing on her global experience across cultures, she explains how differences in communication styles, expectations, and norms are often misunderstood as misalignment.

She also shares why conflict is often avoided, not because of a lack of skill, but because of the fear of making things worse in the moment.

    In this episode, you’ll learn:

    • Why avoiding conflict weakens relationships and decision-making

    • How to shift from “winning the argument” to staying connected

    • What it really means to listen, including being open to changing your mind

    • Practical ways to create psychological safety in conversations

    • How cultural differences shape communication and perception

    • How to recognize triggers and communicate boundaries clearly

This conversation goes beyond surface-level tactics. It challenges you to approach conflict with curiosity, stay present in discomfort, and focus on connection over being right.

Because handling difficult conversations isn’t about avoiding them or winning them. It’s about staying connected long enough to find a better outcome.

  • 6 Skills Real Estate Investors Need Before 2030 (PART 2)

EPISODE 585: What skills do real estate investors need to stay competitive?

As the market continues to evolve, success in real estate is no longer only about working harder or knowing more. It is about how well you can adapt, stay grounded under pressure, and leverage the tools available to you. The investors who will thrive in the next decade are the ones who can navigate uncertainty, make aligned decisions, and move quickly with confidence.

In part two of this 6 Skills Real Estate Investors Need Before 2030 series, Liz and Andresa break down the final three future-proof skills investors need to develop: resilience and adaptability, motivation and self-awareness, and technological literacy. Through real-life examples, from navigating challenges in business to improving decision-making and integrating AI into daily operations, they highlight how these skills directly impact your ability to grow and sustain your real estate business.

Liz and Andresa illustrate the critical skills required for modern real estate investing, including:

    • How daily habits build resilience and help you stay steady during uncertainty
    • Why adaptability requires awareness, strategy, and intentional communication
    • The gap between believing you are self-aware and actually doing the work
    • How honest feedback and strong relationships accelerate growth
    • Why technological literacy and AI are essential for staying competitive

This conversation challenges the idea that doing more or working harder will automatically lead to better results. Instead, they emphasize that growth comes from being intentional about how you think, how you respond, and how you evolve. If you are ready to strengthen your decision- making, expand your awareness, and future-proof your investing strategy, this episode will help you take the next step.

  • 6 Skills Real Estate Investors NEED Before 2030 (PART 1)

EPISODE 584: Which skills will matter most for real estate investors in the next 5 years?

According to research from the World Economic Forum, 40% of the skills we rely on today will change by 2030. For real estate investors, success is no longer about access to information. It’s about how quickly you can analyze, adapt, and make confident decisions in a changing market.

In this episode of The Real Estate InvestHER Podcast, Liz and Andresa break down three future-proof skills every investor needs to develop: analytical thinking, leadership, and clear communication.

Through real-life examples, from evaluating deals and identifying market trends to building teams and raising capital, they show how these skills directly impact your ability to grow and sustain a real estate business.

    In this episode, we cover:

    • How to evaluate opportunities beyond surface-level data

    • How to identify trends, demand shifts, and strategic moves in your market

    • Why leadership starts with self-awareness, not team size

    • The difference between leading and managing, and why it matters

    • How unclear communication can cost you deals and opportunities

This conversation challenges the idea that you need to be naturally “analytical” or have a large team to succeed. These are learnable, trainable skills that show up in your everyday decisions, from how you solve problems to how you communicate your vision and lead others.

If you’re ready to stop over-consuming information and start becoming a more effective real estate investor, this episode lays the foundation.

  • How to Keep Real Estate Construction On Time and On Budget

EPISODE 583: Struggling to keep your construction projects on time and on budget once the deal is closed?

Many real estate investors focus on finding and acquiring the right property, but the real challenge begins during construction. Unexpected issues come up, timelines shift, and change orders increase, causing delays that can quickly impact your profitability if you’re not managing your project efficiently.

In this episode of The Real Estate InvestHER Podcast, Liz and Andresa break down a real-time $5 million ground-up construction project and share exactly what it takes to manage it successfully. From building an A-plus team to understanding your own gaps as a leader, they walk through how to align with experienced professionals who can execute at a high level and eliminate costly learning curves.

They also unpack how to handle the inevitable delays that come with construction, including zoning surprises and weather challenges. Most importantly, they share three critical strategies to stay in control: increasing communication with your team, making proactive decisions to keep momentum, and maintaining a clear pulse on your cash flow. This episode is a practical blueprint for any investor who wants to protect their timeline, their budget, and ultimately, their profit.

  • 10 Years After Our First Mastermind: What Real Estate Investing Looks Like Now

EPISODE 582: What does long-term success in real estate investing actually look like?

Many investors are taught that success is directly tied to the number of properties they own. After nearly 30 years of combined experience, Liz and Andresa know that success for women real estate investors looks very different. If you have been focused on growing your real estate portfolio but are starting to question what success should look like for you, this episode will help you gain clarity and move forward with more intention.

Ten years ago, a group of women came together in a mastermind with big goals and a shared vision of what success in real estate investing should look like. A decade later, their businesses, priorities, and lives have evolved in ways they did not initially expect.

In this episode of The Real Estate InvestHER Podcast, Liz and Andresa reconnect with Jonna Weber, Dawn Brenengen, Brennan Tomasetti, and Mindy Jensen to reflect on how their real estate investing strategies, leadership, and personal definitions of success have shifted over the past decade.

This conversation explores what happens after the initial growth phase, when investors begin to question what real estate investing success really means and whether scaling a real estate portfolio is the only path forward.

They break down the leadership skills required for sustainable real estate investing, including:

    • Communicating clearly as your business and responsibilities grow
    • Delegating and letting go of control
    • Trusting your intuition when making decisions
    • Knowing when it is time to pivot your real estate strategy

They also share the realities that are often overlooked in conversations about real estate investing, including real estate investing burnout, mistakes, and the pressure many women feel to prove themselves before taking action.

Long-term success in real estate investing is not just about building more. It is about building a portfolio and business that align with your life, values, and long-term goals.
